This real estate company has been in business on the Big Island of Hawai'i for over 20 years. The Land Office has listed and sold more real estate properties in the area than any other office consistently year after year. However, with no online presence their clients couldn't find more information about the agents or which properties they had listed for sale. The Land Office felt without a website they were losing sales and losing their reputation as leading real estate agents in the area. I worked with web developers from Hawaii Information Service to help tell their story, show off properties for sale and to share information for those wanting to relocate to the Big Island. Our goal for the site was to keep it simple, direct and professional. Their main focus was to be able to send potential buyers directly to their properties listed for sale from their own website, which thanks to the developers we were able to do this throughout the website.

classic elegance that's timeless

Inspired by 1960s advertising in waikiki I wanted to showcase their classic elegance and sophistication with the typeface, which is a serif that has a lot of curves to give it more of a feminine feel. The monogram gives it an elegant timeless feel, while the rounded script and san serif makes the brand feel modern and approachable. The Letters are meant to be close together to signify how closely the agents at The Land Office work with their clients and that they are with them every step of the process. To highlight that they're Ka’u experts I felt it was important to highlight where their office is located, as well as, where they specialize. A way to highlight the credibility of their company and the longevity of it, I added the date their company was established to signify how trustworthy and established they all are. A logo can really say a lot about a company and I make sure every logo I create tells my clients unique story in a thoughtful and meaningful way.

My client early into the project expression their love for classic monograms so I focused on creating a custom monogram for them to use. This monogram uses the same serif from their logo and blends their intials together in a way that is easy to read and understand even at it's smaliest size. The farming around the monogram helped to give the odd shape of the letters more structure so it would be easier to pair this with their logo and be used on other design collateral. The frame with the thick and thin lines was influenced from an antique oval frame that was used in the moodboard as inspiration. By simplifying it and playing with the line thickness it adds a touch of modern flair tot he classic style of the monogram. This was my clients favorite part of the branding and it ended up becoming apart of the extended logo, which you can see above.

On the landing page we wanted to allow potential buyers to easily search the various homes The Land Office has listed for sale. From there I wanted to highlight the agents as a team and show their triumphs leading into their services and featured homes. The homepage is very direct and paired back to highlight the information and the homes for sale. You can easily navigate the rest of the site from the homepage while we also offer more information to each section to help the office show more of their personality through text and images.

The Land Office uses there flyers on the large glass windows for their office, along with their for sale signs on the road. There window flyers are placed in a wall display that is light up at night as well, so the goal was for them to be an eye catcher. With their flyers I got to use their fun branding colors since the ladies at TLO didn't want a flyer that looked to corporate but had color to it. Using these bold colors also helped us in attracting clients passing by since when these flyers are lit up from afar it really attracts your attention and invites you take a closer look.

By using one large photo as the key image it creates a calm feeling and helps to direct your eye to the other images provided. All the important info like address, price, mls number can be found together making it easier for the viewer. Also, key information that a buyer would need to know like acreage, square footage and special features can be found together easily. This flyer is meant to be a short and simple way to receive information about their various properties for sale.  A custom QR code directes the viewer to take a further look if they would like on the MLS listing directly. This makes it easier for a client to learn more about the property on the go, as well as contact the agent easily. In order to be more eco friendly I made a seperate layer that can be printed directly on top of the existing flyer to convey any changes in price or if the property is contingent or sold. This helps to create a cohesive look throughout the flyers and make it easier on my clients to not have to hand write any changes.

During my time working with Briana, her skills as a production artist and graphic designer has continued to contribute significantly to The Land Office's growth and success. Briana has shown both levels of creativity and technical skills as well as working under tight deadlines with ease. Not only did she successfully capture what our office asked her to do, she also was able to edit our photos for minor distracting details that enhanced our look and made us more presentable and professional which is so important for our field as Realtors. All of our Real Estate Agents were very impressed and we will continue to develop our advertising budget with Briana's skills in mind. We look forward to continuing to work with her in the future and are happy to know she is on our side.
